Since 1995, Valuation Services, Inc. ("VSI") has prepared thousands of valuations of non-marketable interests in closely held entities.  We have valued entities owning real estate and operating businesses with hundreds of thousands to billions of dollars of asset value.  In addition, VSI has valued interests in numerous Family Limited Partnerships and LLCs, intangible assets such as patents and royalties; and notes and mortgages receivable.

VSI's staff of professionals includes CPAs, CVAs, AVAs, an Attorney, and registered investment advisors. VSI prepares and supports valuations on a full-time basis.  Our team of professionals is uniquely positioned to handle various types of valuations and we have a history of successfully defending them as expert witnesses before the IRS and in many different courts.

VSI prepares valuations for estate planning and administration, gift tax reporting, ESOPs, litigation support, succession planning, divorce, mergers and acquisitions, bankruptcy, etc.

Further, due to the enactment of the Sarbanes-Oxley Act, VSI is frequently engaged to provide valuation analysis for clients of accounting firms when conflicts of interest arise.

VSI's sister company, The Zitelman Group, Inc. ("TZG"), is an investment and merchant banking firm which has been involved with structuring, negotiating, financing, operating, investing in, and purchasing and selling ownership interests in real estate and operating businesses.  It has been involved in the formation and funding of over 60 entities acquiring real estate (commercial, residential, multi-family, warehouse, self storage, land, hotels) and operating businesses (medical imaging, e-commerce, video surveillance, communications and several internet based companies).  The combined experience brings a very practical and real world approach to our valuations.

Although based in Washington, D.C., VSI has prepared many valuations for companies all over the United States and abroad.  Examples of foreign engagements include a luxury resort in Jamaica, retail stores in the U.S. Virgin Islands, cigar manufacturing facility in Nicaragua, and a fish farm in West Africa.  Other operating businesses include:  government contractors, automobile dealerships, early stage companies, home builders, and real estate management companies to name a few.
